Required Documents

  • Past two (2) years W-2 statements
  • Two (2) years signed personal tax returns - please include all pages
  • Pay Stubs covering the last (30) thirty days
  • If retired, Social Security Award letter, Pension or Annuity statements
  • Two (2) most recent monthly bank statements (all numbered pages, even blank ones)
  • Most recent two (2) statements for 401K, IRA, or Mutual Fund Accounts (all numbered pages)
  • Copy of the Purchase and Sale Agreement
  • If you are currently renting….either 12 months canceled rent checks or the name and address of your current landlord
  • If divorced…a fully executed divorce decree
  • For a refinance...copies of the most current mortgage, insurance and property tax statements
  • A letter of explanation for any known credit problems

For self employed borrowers, employed in sales, paid by commission, or owns rental real estate, also provide:

  • Last two (2) years corporate returns (1065, 1120S)
  • A year-to-date profit and loss statement and balance sheet
  • Current business license
